1. We will advertise your property with the details and photographs you submit to us.

2. We will try our best to ensure that our web site is available at all times. However there may be occasions when we will need to go offline for maintenance and upgrading of the site.

3. We will try to get your property the maximum exposure. We cannot guarantee a quick sale. This is down to the description you give and the selling price you quote.

Your responsibilities

1. The details you submit must be accurate and not misleading. Property Ads Direct does not take any responsibility for the accuracy of the information supplied and therefore cannot be held liable.

2. Full payment must be made before the advertisement is published.

3. If you have a contract with an estate agent it is up to you to ensure that you are not liable to pay commission to them if you sell your property privately. Please ensure that if you sell the property yourself, you are not liable to pay commission. If you find out at a later date that you are legally bound to pay commission then Property Ads Direct are not liable for these costs.

4. If you purchase a For Sale sign, you must ensure that you display the sign in line with any local planning authority regulations.

5. Only one property is being sold at a time by you.

6. You will organize and conduct all viewings of the property. Property Ads Direct will at no time become involved in organizing viewing of properties.

7. You must only display photographs with the express permission of the person who took the photographs. Property Ads Direct will not be held liable for any breach of copyright.

8. You are the legal owner and have the right to sell the property.

9. You will decide on the price of your property.

Refunds

1. You may cancel this contract by contacting us in writing or email within 24 hours of placing the advert. A full refund will be made to you minus administration costs.

2. No refund will be made if 24 hours have passed since your property was advertised.

3. This does not affect you statutory rights.

Other Terms

1. Under no circumstances will Property Ads Direct be liable for any direct or indirect damages resulting from the use of this website. We recommend that professional and legal advice is taken before entering into any form of transaction or contract.

2. All property details contained on the website are based on information supplied by the owner or on behalf of the owner. These details have not been verified and Property Ads Direct do not take any responsibility for the accuracy of the information.
